Consultation:
Our Project Director and design consultants will visit your existing workspace, commercial premises, or retail environment to gain a thorough understanding of your business objectives, operational challenges, growth plans, and any office relocation, refurbishment, or fit-out requirements.
During this initial consultation, we assess how your team, customers, and visitors currently interact with the space, identifying opportunities to improve functionality, efficiency, brand presence, and customer experience. Whether you operate an office, commercial workplace, showroom, hospitality venue, or retail store, we take the time to understand your unique requirements and future aspirations.
This discovery phase enables us to establish a clear project brief, ensuring your new interior environment is strategically designed to support your business goals, enhance workplace performance, strengthen brand identity, and deliver an exceptional user experience before progressing to the design stage.
Using the insights gathered during our Step 1 consultation, our experienced and creative design team will interpret your objectives, operational requirements, aspirations, and brand identity to develop a minimum of three preliminary space planning concepts for your review.
These initial layouts will explore different ways of optimising your space, considering functionality, workflow, customer experience, aesthetics, and future growth. Whether for a commercial office, retail environment, hospitality venue, or mixed-use space, each concept is designed to provide a unique perspective on how your new environment could work.
We then collaborate closely with you to review the proposed concepts, discuss their strengths, and gather your feedback. Based on your input, we refine and develop your preferred option or create a hybrid solution that combines the best elements of multiple concepts.
Through this collaborative process, we arrive at a final approved layout, known as the Design Freeze. This agreed space plan forms the foundation for the next stage of the project and provides the blueprint for Step 3, where the design is developed in greater detail.
Once the Design Freeze layout has been approved, we move into the creative development stage, where your new space begins to take shape in detail.
Your designer will carefully curate the colour palettes, materials, finishes, textures, and furnishings that will define the look, feel, and character of your environment. Every selection is made with your brand, culture, functionality, and overall project objectives in mind, ensuring a cohesive and inspiring space that is tailored to your business.
At the same time, our 3D visualisation team will transform the approved layout and selected finishes into realistic, high-quality renders, allowing you to experience your new workspace, commercial interior, or retail environment before construction begins. These visuals provide a clear representation of the final design and help bring the concept to life with confidence.
Working in parallel, your Project Director will collaborate closely with the design team to ensure complete alignment between the creative vision and the practical delivery of the project. They will prepare a comprehensive Scope of Works for the fit-out and construction elements, alongside a detailed furniture schedule outlining all proposed furniture, fixtures, and equipment.
This coordinated approach provides a transparent and accurate understanding of the project scope, specification, and potential costs, enabling informed decisions and ensuring the project remains aligned with your budget and expectations.
At this stage, we bring everything together in a collaborative Final Review Workshop to ensure every detail of your project is fully aligned before moving into delivery.
During this session, we present the complete design package, including final layouts, finishes, materials, 3D visuals, furniture selections, and the detailed Scope of Works. This allows you to see the full picture of your new commercial, office, or retail space and understand exactly how each element works together.
Working closely with you, we review all aspects of the design in detail, making any final refinements or adjustments to ensure the solution fully meets your operational needs, brand identity, budget, and expectations. This is a focused and decisive stage where clarity and confidence are key.
Once all elements are agreed and signed off, the design is formally approved, providing a clear and comprehensive roadmap for the project to move into procurement, construction, and delivery.
Following appointment as your project partner, we undertake a structured pre-construction phase to ensure every legal, technical, and logistical detail is in place before any on-site works commence.
As part of our turnkey service, our team coordinates and prepares all required documentation to ensure full compliance and a smooth project delivery. This includes submissions for building control approval, as well as any necessary documentation for landlords, solicitors, and building management, such as a Licence to Alter. We also develop and manage all required Health & Safety documentation in line with current CDM regulations.
These upfront processes are essential to ensuring the project can proceed safely, efficiently, and in full compliance, and provide reassurance to all stakeholders involved. We take full responsibility for managing this stage wherever possible, allowing for a seamless transition into construction.
Our technical CAD team will attend site to carry out a comprehensive survey and laser measure of the existing space. Using this data, they will produce detailed construction drawings based on the approved Design Freeze layout. These industry-standard drawings are then issued for review and approval prior to works commencing on site.
Alongside the construction drawings, we finalise the full finishes, furniture, and works schedules, ensuring every element of the project is clearly defined, coordinated, and signed off before delivery begins.
With all documentation approved, we move confidently into the build phase. While construction is underway, our team continues to coordinate materials, furnishings, contractors, and programme timelines in the background, ensuring everything arrives and aligns exactly when required.
This structured, fully managed approach ensures nothing is left to chance and provides complete peace of mind that your project is being delivered as a carefully planned, turnkey solution, from concept through to completion.
